We found a place we really like in Jefferson City. It consists of a 2 bedroom, 1970 house and a restored pre-civil-war cabin. The square footage wasn't even mentioned. Asking price is more than we paid for our current 3900 sq. ft. house. The property has been on the market for over a year. The price has dropped more than $100,000 since it was first listed. The market is slow in Missouri. People are practically giving their houses away. Sure, we could've given 'em a low ball offer and they might have just taken it. But that's not how we like to do business. We had an even better strategy in mind. What did we decide to do instead? We offered them full asking-price for their property. But don't worry...we asked them to throw the lawn furniture into the deal. How in the world will we manage to squeeze a family of 6 in a 2-bedroom house? Doesn't matter. If they'll sell it to us, we'll take it. Name the price and we'll pay it. That's what makes us master negotiators.
